Imagine your surprise when your inspector produces a picture like the one below of a bat in your future rental's heating furnace. Click on the image to see more inspection nightmare photos. I be Joe Lane, the co-owner of The Lane Real Estate Team. The other owner, my beloved wife Colleen, wants nothing to do with the property management side of the real estate business. These are examples of why Pre-listing Home Inspections are a great idea, especially on older homes. Surprises can be eliminated.
At this time of year, is that a decorating bonus? I had a house in Granbury, Texas that I sold earlier this year. When I walked in, there was a nasty stench. The house hadn't been occupied for a couple of years. I couldn't locate the source of the smell, I assumed it was under the house.
Ran a mechanical check and the AC/Heat wasn't working. Wouldn't even come on. Called the AC guys and they ran everything. Pulled the plenum apart and found a 20lb racoon. It had gotten in the house through a hole the size of a baseball, crawled through the walls up into the attic, through the ducts and into the plenum where it fell. It tore up the control wiring and other things trying to get out before it died.
THAT was a lot of fun.
Oh my - a bat filter -- well this is the time of year for that isn't it? Thanks for the post. All the best.
