Joe, We've had to evict 2 tenants in just over a year in property management. Its never an easy process...we certainly try to work with tenants who are late, but our responsibility is to our landlords. They expect their rent every month. It is our duty to them which forces us to go through the eviction process. Several months ago we acquired a new account which encompassed 5 rentals, none of the tenants were expected to pay their rent on a certain date of the month and the rents trickled in. Since our manager began overseeing this account, 2 of the tenants have been evicted and the others have learned they must pay by the due date or pay late fees. Needless to say, the landlord is very pleased with our service!

Im a softy so I leave evictions too my husband. But even he has a soft spot for our renters every now and then. Its a tough world out there.

Thanks for everyone's responses. For what it is worth, I've never had the problem of a tenant not paying rent (crosses fingers right now). Given the right screening up front, non-paying tenants just are not a problem of ours. ;)

thanks for stopping by my post and commmenting.  I've just been out reading about you and your family.  My hubby used to live in El Cajon also.  He still has a brother there.  Your family is just beautiful.  My company here in Georgia is Lane Realty.  I just thought the combination of those things was interesting.  Hope to see you around here in the rain.

Thus far, I've been lucky. My brother, his wife and I co-own two four-plexes. And I also have a duplex. So far, we've only had to evict one tenant for being abusive to another tenant and causing havoc. I'm glad we have a property manager to handle such challenges. Thanks for posting the video.

I've mentioned we've never had an eviction Pacita, however, our luck may have run out. We'll see. We just purchased a duplex with two tenants I would not have rented to, nor want to rent to now. So, I guess we'll see how that all pans out. The scenario will make for good blogging. On a similar note, never sell an investment property with bad tenants. I suspect it will cost $1,000 to $2,000 to remove a bad tenant, so we factored into the purchase price the cost of a potential eviction(s), plus some!

I didn't want to be a part of property management but I don't have 5 kids at home!  My husband handles most of the maintenance issues , thank goodness.
