Potential buyers like to see spacious homes but its hard to show spacious rooms through the lens of a camera. Debra Gould, president of Six Elements Inc and creator of Staging Diva training program has 8 tips to help you as the realtor make every room in your listing accurately portray the size of each room.

5. Use Mirrors to Your Advantage – Mirrors are great assets when trying to make a room look bigger, they help by revealing more of the room then you are able to capture from where you stand.

6. Lighten Up – Light does wonders to make a room look bigger, take advantage of the natural light coming into the room and try turning on all the lights as well.

7. Shoot at an Angle – The corner is often times the best place to shoot a picture of the room, but try a few different angles as well to give you options.

8. Remove Clutter – Clutter makes a room look smaller; remove towels from the stove, papers from the counter, and take down a few pictures to make the walls less crowded.

1. Remove Area Rugs – These tend to break up the room and make it appear smaller.

2. Use a Wide Angle Camera – A wide angle camera lens, 28 mm or less on a DSLR or the equivalent on a point and shoot, helps accurately display the angles and depth of a room.

3. Get Creative with Furniture – Too much furniture in a room could have a negative impact and make the room appear smaller, if there is more floor visible then the room looks a bit larger.

4. Fill Up an Empty Space – Furnished rooms help potential buyers visualize how they might fit things into different rooms, as well as make a room look bigger.
